In the field of construction and architecture, a dominant trend in the region has been the adoption of sustainable and eco-friendly practices. A fact not known to many : The UAE ranked 9th in among the top 10 nations in the world in adopting green building practices. An impressive feat, considering extreme temperatures in the region place emphasis on passive design strategies to keep buildings cool, without having to rely on air conditioning.
Through this, Abu Dhabi, and eventually UAE, strives to be a model for sustainable and economic development in the world. Estidama basis its rating system on a pearl rating 1 through 5. The most basic and minimum achievement possible is a 1 pearl rating - meaning all the prerequisites must be met.
To achieve a higher Pearl rating, all the mandatory credit requirements must be met along with a minimum number of credit points. The Pearl Rating system acknowledges that with each stage of the project of the project - design, construction and finally facilities - there are different responsibilities associated with it and hence have to be rated accordingly. A key point to be noted here is that Estidama ensures that the performance of a building or facility, post-completion and handover, is behaving as it was designed to.
LEED, on the other hand, does not account for this. Think of it like a student studying for an exam, only for a passing grade. AKA mugging up facts. Simply having products specified and used on Day 1 to score an Estidama Pearl Rating will not win any points. Which may make the investment into LEED more worth the time and effort.

Estidama Pearl Building Rating System
Abu Dhabi's Plan establishes a clear vision for sustainability as the foundation of any new development occurring in the Emirate of Abu Dhabi. The purpose of Estidama is to create a new sustainability framework that will direct the current course of development while allowing adaptation as new understanding evolves. Its ultimate goal is to create an ever improving quality of life for the residents of the Emirate on four equal pillars of sustainability: environmental, economic, social, and cultural. Estidama arose from the need to properly plan, design, construct and operate sustainable developments with respect to the traditions embedded within the rich local culture on one hand and the harsh climatic nature of the region on the other. To this end, project owners, developers, design teams and even residents need to think differently about how they approach the design and planning process. Estidama began two years ago and is the first program of its kind that is tailored to the Middle East region. In the immediate term, Estidama is focused on the rapidly changing built environment.

Any interested member of the public can request to register for the scheduled Estidama Training sessions. Candidates that have passed the PQP exam must provide all supporting documentation as information bulletin The PCRS is applicable to developments that are multiple plot subdivisions, with a vehicular network and community facilities or amenities. PBRS is applicable to all building typologies, including hospitals, warehouses, industrial buildings, laboratories and hotels. After construction is completed, the Pearl Design Rating will expire and will be superseded by the Construction Rating.
